Mainstream is a well-known New Zealand logistics provider, specialising in international freight, customs brokerage, third party logistics and full nationwide freight distribution.
Goodman worked in partnership with KiwiRail to use it’s land to form a crossing to access the site and build the rail siding.
To introduce greater flexibility for mainstream’s customers by being able to transport their goods by rail. Mainstream required a purpose built facility to meet their requirements. The new facility was the critical component that would enable Mainstream to implement their rail service vision.
Savill Link, Ōtāhuhu, between the Manukau Harbour and Tāmaki River, just 13 km from the Auckland city centre. This location provides both dual road and rail network access.
Goodman undertook extensive consultation with Mainstream at concept and design stages. Input was received at all levels – from design concept, through to space planning to very low level detail. This enhanced both the materials and services provided and ensured the project time frames could be met efficiently.
The Mainstream development comprises a 6,489 sqm warehouse, 3,698 sqm enclosed canopy and attached 662sqm two storey office with associated yards, rail siding, canopy and car parking for 62 cars. The site area is 18,880 sqm. Efficient planning meant that more than 50% of the site area could be utilised.
The new warehouse provides for seamless integration between Mainstream’s logistics and transport activities, creating efficiencies and economies for customers and introducing greater flexibility in transport operations by being rail served.
The warehouse was constructed with a flexible structural layout, which allows the space to be sub-divided if necessary in the future. In the office building, all internal partition walls are demountable and non-load bearing which allows for future reorganisation of spaces.
Sustainable initiatives that were incorporated into the design of the building included a 5,000 litre rainwater harvesting tank for amenities and landscaping, integrated precast shelves over northern windows to reduce heat gain and all air conditioning and ventilation plants are linked to a state-of-art central touch screen controller, with time controls, fault/inefficiency diagnostic and afterhours controls functionalities.
